Great. But before publishing your first advert, there are a few realities you need to be aware of. Not to discourage you \u2013 quite the opposite. Just to avoid any unpleasant surprises.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Because holiday letting is fantastic... as long as you get off to the right start. Youcheckinn is here to help.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Renting out a cottage is carrying out an activity<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It might come as a surprise, but renting out a g\u00eete \u2014 even for two weeks a year \u2014 is considered an economic activity. What does that mean in practice? That you need a&nbsp;<strong>Notification of commencement of business<\/strong>&nbsp;and one&nbsp;<strong>SIRET number<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Without it, you aren't compliant. And platforms like Airbnb or Booking are starting to ask for it systematically.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>2. The town hall, your first point of contact<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In many municipalities, you already have to declare your furnished accommodation to the town hall and obtain a&nbsp;<strong>registration number<\/strong>. This number must appear on all your online advertisements.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And this obligation will extend. Tomorrow, it will be generalised to the entire territory. If you haven't already done so, now is the time.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In the long term, without a registration number,&nbsp;<strong>You will simply no longer be able to list your property online<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>3. The Rental Permit: Are You Affected?<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Less well-known, but increasingly widespread. Today, over 500 municipalities require what is known as a \u201crental permit\u201d \u2013 an administrative authorisation before any rental. Two scenarios:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A&nbsp;<strong>simple statement<\/strong>&nbsp;(CERFA form 15651)<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A&nbsp;<strong>Authorisation with a visit of the accommodation<\/strong>&nbsp;(CERFA 15652), issued within one month, valid for two years<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This authorisation must be annexed to each signed lease agreement. Renting without it? There's a fine that can go up to&nbsp;<strong>15 000 \u20ac<\/strong>. It's worth checking with your local council.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>4. Taxation: Micro-BIC or real regime?<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It's often the question that causes problems. Yet, it's quite simple to understand.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>The micro-BIC<\/strong>, this is the default scheme. You declare your income, and the tax authorities automatically apply a deduction:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2022&nbsp;<strong>30 %<\/strong>&nbsp;if your accommodation is not rated<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2022&nbsp;<strong>50 %<\/strong>&nbsp;if it is classified as tourist accommodation<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Practice, but you don't deduce anything more.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>The actual regime<\/strong>, it allows you to deduct your actual expenses: renovations, loans, insurance, depreciation of the property and furniture. Less paperwork, but often much more advantageous as soon as you have a loan or ongoing work.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>One figure to keep in mind: \u20ac23,000.<\/strong>&nbsp;It\u2019s the threshold that makes all the difference. Below it, you pay social security contributions at 17.2%. Above it, you switch to social security contributions.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>5. The Energy Performance Certificate (EPC): don't ignore it at all<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Energy performance certificates have become a genuine legal requirement, not just a formality. What you need to know:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2022 Since&nbsp;<strong>November 2024<\/strong>, the classified accommodations&nbsp;<strong>F or G can no longer be rented out<\/strong>&nbsp;for new projects<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2022\u00a0Classified dwellings&nbsp;<strong>E<\/strong>&nbsp;remain laudable until&nbsp;<strong>2034<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">From&nbsp;<strong>2034<\/strong>, all furnished flats will have to display a rating between&nbsp;<strong>A and D<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A fine of \u20ac5,000 per non-compliant property. If your property is a leaky sieve, you'd best get the work done now.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>6. Residence tax:&nbsp;<\/strong><strong>u<\/strong><strong>No<\/strong><strong>&nbsp;Good<\/strong><strong>No<\/strong><strong>&nbsp;new<\/strong><strong>She<\/strong><strong>&nbsp;Possible<\/strong><strong>&nbsp;for rural g\u00eetes<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">From&nbsp;<strong>2027<\/strong>, G\u00eetes ruraux could be exempt from property tax. But be careful, not everyone is automatically entitled to it. To benefit, your property must:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2022 To be a self-contained tourist accommodation<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2022 Welcome tourist clientele<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And above all, to be&nbsp;<strong>labelled and regularly checked<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It is this last point that opens \u2014 or closes \u2014 the door to this exemption.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>7. The&nbsp;<\/strong><strong>label :<\/strong><strong>&nbsp;a real safety net<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It is often thought that a label is just for making advertisements look pretty. In reality, it is much more than that. Being labelled means benefiting from:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2022 A professional perspective on your property<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2022 Support with your procedures<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2022 Of genuine commercial value<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2022 Strong positioning in the face of regulatory changes<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In a context where the rules change every year, having good support is no longer a luxury.
